The Concept

Mike’s Red Tacos is a Southern California fast-casual Mexican restaurant brand specializing in birria-inspired street tacos, burritos, quesadillas, nachos, loaded fries and ramen. The concept originated as a San Diego food truck in 2021 before expanding into brick-and-mortar restaurants. Its signature offering centers on birria and consommé, with dine-in, carry-out and online ordering. The brand was named to Yelp’s 2023 Top 100 Places to Eat in the U.S. and ranked No. 52.

Mike’s Red Tacos began franchising nationally in 2025 and is pursuing an aggressive multi-unit expansion strategy. The 2026 FDD still reflected an early-stage franchise system, with two company-owned locations and no franchised locations reported at the end of the reporting period. At the same time, the company announced more than 200 locations under development in February 2026, and by September 2026 said franchise commitments had grown to more than 300 locations across the U.S.

Frequently Asked Questions

The latest FDD estimates the initial investment at approximately $639,800–$1.988 million, including the $40,000 franchise fee. The investment reflects the substantially larger footprint and build-out requirements of the concept, with restaurants typically occupying around 2,200–2,400 square feet. (Franchise Fillings)

Mike’s Red Tacos itself describes the opportunity as requiring a million-dollar commitment, including construction, equipment and working capital. Prospective franchisees should therefore assess the high end of the investment range when considering a multi-unit development strategy.

Mike’s Red Tacos is targeting experienced QSR and fast-casual operators, rather than first-time franchisees. Its current franchise requirements call for candidates to already own and operate at least five QSR or fast-casual franchise restaurants in the market they want to develop. Candidates should also have strong operating metrics and references from their existing franchise system.

The franchisor’s stated strategy is to work with operators who have the infrastructure and management experience needed to open multiple restaurants. It also currently excludes candidates who have ownership in a Mexican restaurant concept.

The company states that qualified franchise prospects receive the complete FDD, including Item 19, during the discovery process. Prospective franchisees should therefore review the underlying disclosure and speak with existing operators once the first franchised restaurants become operational.

Franchisees pay a 5% royalty on gross sales and a 3% brand/advertising fund contribution. There is also a 1% local advertising requirement, plus a technology, operations and marketing fee that can range from approximately $170 to $500 per week.
A grand-opening advertising expenditure of $10,000–$12,000 is also required.

Taken together, the percentage-based royalty and brand-fund contributions represent 8% of gross sales, before the local advertising requirement and other operating costs.

Yes. Multi-unit development is at the center of Mike’s Red Tacos’ franchise strategy. The franchisor primarily offers area-development agreements, and its current candidate profile specifically targets operators with the infrastructure to scale multiple restaurants.
