The brewery business Belhaven has confirmed a fourfold increase in investment in 2025 following the launch of its pub franchise models amid concerns about rising business rates.

A franchise model gaining momentum<\/h2>\n\n\n\n

Almost \u00a35 million<\/strong> was invested<\/strong> in its Scottish pubs <\/strong>in 2025, spanning 22 managed, tenanted and franchised pubs. Belhaven<\/strong>, which was acquired by Greene King <\/strong>in 2005, announced the launch of its new franchise models <\/strong>in early 2025. <\/p>\n\n\n\n

\u00a32.2m of the \u00a35m was spent on the launch<\/strong> of nine franchise pubs in Scotland<\/strong>, including two new openings<\/strong> in Edinburgh<\/strong> and four in Glasgow<\/strong>. They were rolled out under the umbrella of Belhaven Pub Partners and build on Greene King\u2019s franchise success <\/strong>in England<\/strong> where it operates over 90 franchise pubs<\/strong>. <\/p>\n\n\n\n

According to Belhaven<\/strong>, Scottish franchisees<\/strong> can take over their own franchise<\/strong> pub from as little as \u00a33,000 in initial upfront costs such as agreement fees<\/strong>, induction and on-site training<\/strong>. Earnings are based on a percentage<\/strong> of food and drink sales, with additional opportunities<\/strong> for profit-sharing and performance-based bonuses<\/strong>.<\/p>\n\n\n\n

Attractive economics for franchise partners<\/h2>\n\n\n\n

For Belhaven, the investment programme<\/strong> represents a \u201cvote of confidence\u201d <\/strong>in Scottish pubs and the sector\u2019s potential<\/strong> to drive economic growth<\/strong> in communities across the country<\/strong> through increased job creation<\/strong> and driving footfall <\/strong>in local communities<\/strong>. <\/p>\n\n\n\n

The confirmation of investment<\/strong> came just as the UK Government <\/strong>indicated a u-turn on plans to increase business rates<\/strong> which the hospitality industry has strongly opposed<\/strong>.<\/p>\n\n\n
